THIS O-Week, Meld Magazine and the Tenants Union of Victoria highlight some dodgy rental schemes – and how to avoid them.
At the start of the new university year, many international students are on the look out for a place to live. But the Tenants Union of Victoria has issued a warning to students to beware online scammers and dodgy landlords.
“Most students don’t have any experience living independently and navigating the private rental market. They need to be aware there are unscrupulous operators around at this time of year will try to rip them off,” Toby Archer, the tenants union’s policy worker tells Meld.
TIP #1 : Avoid paying a deposit on a place you’ve never seen!
Mr Archer says students have been duped into paying large sums of money as “bond payments” via online or international transfer services to landlords they haven’t met and properties they have never seen.
“Needless to say these students rarely see their money again,” he says.
TIP #2: Be wary of landlords with “complicated” stories
Scammers can be a creative bunch, and Meld’s own reporters have had first-hand experience with “landlords” who have crafted elaborate stories to try and make a quick buck.
The housing ads normally start with something innocuous, like “Fully furnished apartment in CBD for rent, contact XXX for more details”.
Alarm bells should immediately go off however, if you get asked for an immediate deposit, using an excuse like this one:
“I will understand if you doubt me about sending the money to me because we never meet, it would be better if you have a friend or relative here in england that you can send the money to or you send the money in your friend name as the receiver of the money and use my address in england and you will email me his/her name and the MTCN number that will be giving to you in the Western union office for me to track it online so if i confirm that the money is available for pick up i will fly over and after we go see the flat together and after its yours for real you will instruct him or her to release the money to me remember the deposit fee is 500 and its refundable after your stay in the flat if nothing is damaged,i guess this is a good idea it will secure your money and guide you from been scammed,and will make us meet together for real..will you like me to come along with the agreement form or will like me to email it to you?”
We received an almost identical response for a different ad under a different name on another accommodation website .
TIP #3: Watch out for duplicate stories
When you’ve been house hunting long enough, you’ll realise that schemers don’t just advertise on one accommodation website. If a potential landlord’s dodgy story sounds familiar to you, chances are, you’ve heard it before.
For example, spot the differences between these two emails, received from posters of two different ads under different names:
Email 1
“Thanks for your email and it is my gladness hearing from you.I am Rev E*** i owner the house you are making inquiry of.Actually I resided in the house with my family,such as my wife and my only daughter before and presently we had packed due to my transfer from my working place and now situated in the London and presently my house is still available for rent for 620per month including the utilities like hydro,washer and security,it is furnished.
More so Now, i went for a Crusade in West Africa and i will like you to get in touch with my wife in London for more discussion, as she is with the keys and the document to the house.Pls i want you to note know that we’re kind and honest family and also spent alot on our property that we want to give you for rent,so i will solicit for your absolute maintenance of this house and want you to treat it as your own,is that taken,it is not the money the main problem but want you to keep it tidy all the time so that i will be glad to see it neat when i came for a check up.I also want you to let me have trust in you as i always stand on my word.

TIP #4: Never give out personal details to someone you’ve never met in exchange for more information about a property
You wouldn’t give out your personal details to a stranger, so why give them to a landlord you’ve never met – even if they claim (again) that they are Christian missionaries.
“But now I am on a christain mission in west african and thats the main reason for which we are looking forward to give out this apartment for rent for $120 per week to a family who can take good care of our house as his own I will like to solicit for your absoulute maintenance. and also please fill in the rent details and get back if you are really interested in having our apartment so that i can know all about you before giving you the address as soon as you fill the form i will get back to you with the address of the house.

TIP #5: Practice caution when engaging specialist student accommodation providers
Mr Archer from the Tenants Union of Victoria says students who are struggling to secure properties in the mainstream rental market often turn to specialist student accommodation providers, some who claim exemption from the Residential Tenancies Act.
But the sector is replete with landlords who do not respect the consumer protection framework, and many provide substandard rooming house style accommodation, he says.
So do be wary.
TIP #6: Be aware of your rights and get advice from the proper channels.
If you have any queries during your house hunt Mr Archer advises students to to seek help from the Tenants Union of Victoria or Consumer Affairs Victoria.
“It is…vital that (students) understand the law and where to get help,” he said.
Students who are in crisis should also approach the International Student Care Service Study Melbourne Student Centre for help. The service provides a single point of contact for students in the event of an emergency, including access to counselling, crisis accommodation and food aid.

The key can also be deliver to the address you will provide through DHL in case you don’t feel comfortable going to Melbourne International Airport.

This scammer seems to be using multiple fake accounts. The email you received is worded too similarly to the one that i received in order for it to be a convenience. Here it is:

I had the exact same thing over the past few days! A “Miles Ana Maria” emailing through iamalive798@gmail.com trying to get me to sign an agreement for 4/140 flinders st and send $1600 through a money gram to the USA.
Be really cautious when things seem to be too good to be true. I almost sent the money but decided to do a street view Google and this web page came up. Stay safe! 🙂

I’ve received the exact same email as Caitlin yesterday about the same property too, 4/140 Flinders Street, although he is now going by the name Miles Ana-Maria with the same email address Caitlin mentioned.
I thought something wasn’t right when the first response to my email wasn’t addressed to me directly but was the one above. I kept asking if I could view the property first and he kept ducking the request. However, I did reply to the follow up with my name, age and moving in date etc and he emailed me a copy of the tenancy agreement which I read through.
It was then out of interest I decided to google the address and found this site at the top followed by numerous other listings for the property, both past and present, at various prices. I’m so glad I did and thankfully never sent him any bank details. I thought it had to be too good to be true.
Does anything actually come of these posts as it seems from the comments I’ve read here this guys been at it for a long time now.

There are so many SCAMMERS out there it’s not funny I have had constant people from overseas wanting money transfers I warn all not to trust anyone even if they have set you a copy of there so called passport it still does NOT prove who it is sending it… I have been told now by 3 people that in order to move in I need to send at least the bond which normally consist of at least $600AUD before I can pick up the keys from DHL which Is a logistics company at melbourne TULLAMARINE airport it is a load of crap the keys or property never excisted in the first place not to mention a fully furnished two bedroom appartment in melbourne CBD on little collins street that with very much polished floor boards in the photo that is pet friendly now how can you beleive that The are all out to make a quick buck no matter how desperate you may be here are a couple of name to watch out for. MONICA ADAMS…………..CHERIE BEDFORD and RICHARD WINSTON they are all scammers………good luck all with your searches and don’t fall into the trap of a scammer 🙂

Before going further with anything I must tell you how this service works and what we need to do.

2 – I will go to the DHL Office with the keys, all the property documents and complete all the necessary documents for you as a future tenant.
3 – After all the legal documents will be verified and the rent contract will be made, DHL will send you a delivery notification(to let you know that they have the keys and the documents in their custody) and the payment instructions (you’ll be instructed to send the money for the first month of rent+the security deposit to a DHL agent from England through a Bank Transfer because is a quickly method and you will receive the keys in short time )
4 – After you’ll make the transfer you’ll have to send the info about the money deposit to DHL and after they will receive your payment will start the delivery of the keys and the contract at your address.
5 – After you’ll receive the keys and the contract, you’ll have 10 days to decide if you keep the property or not(you can live there 10 days for free so you can decide if you’ll take it–if so you’ll have to sign the contract, if not you’ll have to return the contract unsigned to the DHL office. If the contract is returned signed by you DHL will relase the money to me, if the contract is unsigned they will return the money to you-BUT I’M SURE THAT YOU WILL LOVE THE PROPERTY and because of this I will pay DHL fees (about 200 pounds) and you’ll pay fees-for the Bank Transfer(about 50$). So if you have $1,680 cash (the rent for 1 month-$840 and the bond-$840) and if you’re ready for this transaction send me your info (full name, your shipping address, your phone #, e-mail) and the full name of the person(s) that will live with you.
As soon as I receive your info I’ll start the official procedure, and DHL will notify you about this matter. You’ll also receive important guidelines plus instructions from them in order to complete the deal in a safe way for both (please go through them exactly).

Oh my goodness! I just today had this. I processes the payment on western union and everything. I thought the English in the emails was pretty poor and started getting worried but am desperate! I recieved the tenant agreement too and signed and returned it! :/
Luckilly my bank called and said – hmm there’s something fishy! I stopped the transaction within 5 minutes of it going thru!

A google search shows the same ‘guy’ runs an au-pair scam as well as rental scams.
Hope this post helps protect someone from the scam in future.
The following is what i believe to be a scam! look out for crap like this when you are searching for a property. when things are too good to be true, they most probably are!

3 – After all the legal documents will be verified and the rent contract will be made, DHL will send you a delivery notification(to let you know that they have the keys and the documents in their custody) and the payment instructions (you’ll be instructed to send the money for the first month of rent+the security deposit to a DHL agent from England through a Bank Transfer because is a quickly method and you will receive the keys in short time )
4 – After you’ll make the transfer you’ll have to send the info about the money deposit to DHL and after they will receive your payment will start the delivery of the keys and the contract at your address.
5 – After you’ll receive the keys and the contract, you’ll have 10 days to decide if you keep the property or not(you can live there 10 days for free so you can decide if you’ll take it–if so you’ll have to sign the contract, if not you’ll have to return the contract unsigned to the DHL office. If the contract is returned signed by you DHL will relase the money to me, if the contract is unsigned they will return the money to you-BUT I’M SURE THAT YOU WILL LOVE THE PROPERTY and because of this I will pay DHL fees (about 200 pounds) and you’ll pay fees-for the Bank Transfer(about 50$). So if you have $1,600 cash (the rent for 1 month-$800 and the bond-$800) and if you’re ready for this transaction send me your info (full name, your shipping address, your phone #, e-mail) and the full name of the person(s) that will live with you.
As soon as I receive your info I’ll start the official procedure, and DHL will notify you about this matter. You’ll also receive important guidelines plus instructions from them in order to complete the deal in a safe way for both (please go through them exactly).
PS: I will make the transaction only in this way and if you want to proceed please email with all the requested info.

Coming from the Domain site, I thought it’d be safe, but after reading the email with the story of ‘moving to Athens for a job, looking for a trustworthy tenant, sending the key…’ sounded fishy. So I called the number on the website, which was a Sydney number(02) 8091 3738, more suspicious as I’m looking for a place in Melbourne and the call didn’t go through. After googling the email address, I find that the person is a scammer. I’ll also copy the email content.

I did this and emailed the email address gives which was ‘savemegod9@gmail.com’
Silly me. Anyway straight away I received a response saying

Thank you all so much for alerting me to this guy’s scams. We hadn’t been asked for money yet but the email he sent us was exactly the same as those that everyone had commented.
The email he provided on flatmates.com.au was savemegod9@gmail.com and his name was Miles Ana-Maria. This is what he said to us:

Good thing I tried looking up for his name when I felt something is wrong when he was alright with not meeting his tenant before lease. i managed to get “ana maria” to send me a picture of the international passport. i sent it to the authorities. ana on the passport is spelled ANNA
i had the same email threads from ana-maria only today. I realised it was a scam after i went to the REAL apartment on 4/140 Flinders and spoke to the real estate agent. luckily i didnt send anything.

We have just been scammed and have lost $1600… we were foolish and didn’t do our homework. We sent the money and never received the keys to the house. PLEASE DO NOT FALL FOR HIS TRICKS.

This rental scammer goes under the name of:
“Miles Ana-Maria”
on http://www.flatmates.com.au.
This scammer will want you to pay money via moneygram, without seeing the property, and pick up the keys at the airport at the DHL office (which is not even possible).
– the passport they will show you is fake- the name on this is Anna-Maria Miles (spelt with 2 Ns)
– they will say that they don’t have an Australian bank account because they ‘closed it’ before going to the U.S.
Typical: they’ll tell you an elaborate unbelievable story, poor command of English, and make unreasonable requests (pay first, get key later).
So funny! Scary for the real Anna-Maria Miles though…

Thanks for posting all of this info – we were sorely tempted to send money to our friend Ana-Maria Miles mentioned by several of you below. The apartment is 140 Flinders St. It sounded too good to be true (which I now know that it is). We were also concerned about the idea of the keys being at the airport. We even visited the site and were excited.
Beware of these schemes.

Some years ago I registered with a site called Share Accommodation. The number of scams on this site was almost unbelieveable. Most of these quickly became very obvious to me; so much so that I decided to create a new email address so I could play along for something to do…
Tips on scams.
1. If the person claims they are overseas – forget it.
2. If they mention picking up keys from DHL – ”
3. If they mention sending money through Western Union – ”
4. If you’ve advertised for a place in the suburbs and they offer you an apartment in the city – ”
5. If the spelling in the ad is odd looking, be careful. Also if they send you a copy of a rental agreement and any part is misspelled – ”
Fortunately you can now usually check the place on the satellite view, so if it’s located at the rear of an office block or somewhere similar and there is no fence….
Anna-Maria Miles is still “renting” the same apartment and asking for $200 rent per week while she is in the USA.
Yes, she still says the key is at DHL
Realistically, how in their right mind would rent a fully furnished modern apartment to a total stranger for $200 per week?

My daughter was very upset when I found out this was a scam. But better to be upset and disappointed now, before parting with $1600, rather than after losing $1600.
PS Anna-Maria Miles sent me a copy of her passport, can’t something be done to stop her?
So basically I was nearly scammed by 2 people Mr and Mrs Darcy from France and Mr Clement Brad Lyndon Mr and Mrs wanted to send money through Western Union in my name then send a scan copy of the receipt also ask to send my I’d the story was so obvious.
